Improvements in local infrastructure, although not rapid, are gradually improving the lifestyle.  Both high speed cable and ADSL internet connections are now available in the Tamarindo, Brasilito, Surfside and Flamingo areas.  The international airport at Liberia now has 6 major carriers providing daily flights to this region.  The Flamingo Marina expansion project and it's associated commercial concession area is expected to be awarded sometime this year, upgrading the existing facility and adding other commercial ventures.  The marina master plan has now received municipal approval.  This new facility will be a major benefit to the region.  The number one problem for Guanacaste beach area residents and tourists has been the poor state of our roads.  The new government has made these road improvements their top priority, however repairs are not likely to be completed prior to mid February/07.  The local Beach Times Newspaper is reporting 10 major hotel chains are negotiating locations in the Guanacaste beach areas, including the J.W.Marriott constructing on the Hacienda Pinilla property; Ritz-Carlton, Hilton, Regent International, St. Regis, Rosewood, and Aman Resort International.  The Hyatt Regency has just announced a mega project in the Brasilito to Flamingo beach area.

Surfside Estates residential beachfront subdivision in the Flamingo Potrero area provides  an ideal location for new home construction.  This mainly North American 826 lot development is experiencing rapid growth while still providing excellent value for new purchasers.  Surfside Properties are now expanding the subdivision with 48 new gated and guarded 625 sq. meter lots, known as "Surfside North".  Secure "mini-storage" units are now available in Surfside Business Center.

All lots in the subdivision are within a few minutes of Potrero beach.  Potrero, and adjacent beaches Flamingo, Penca and Prieta, are ideal for swimming and snorkeling.  Sugar, Brasalitto and Conchal beaches are all within a 10 minute or less drive from Surfside Estates, with Tamarindo and the surfing beach Playa Grande 20 minutes away, making this a prime region of Costa Rica Real Estate.

The new Pinilla Academy International School is scheduled to begin construction this January, with opening date scheduled for September/07.  The school is located between the main entrance of Hacienda Pinilla and Avellanas Beach, and third acre building lots are available in the school vicinity.
